What is coliving and how is it different from a flatshare?
Coliving means renting a private room in a fully furnished apartment while sharing common spaces with a curated group of housemates. Unlike a traditional flatshare, Enso manages everything: rent, bills, internet, cleaning of common areas and furniture are bundled into a single monthly payment, and we match you with compatible housemates so you join a real community from day one.
Who is Enso for?
Enso is designed for travellers, digital nomads, creatives, professionals and master's students who want a hassle-free, fully furnished home and a ready-made community. If you value flexibility, meeting like-minded people and skipping the usual paperwork and furniture hunting, Enso is for you.
Choosing your home
Can I see who I'll be living with?
Yes. Once you create an account, you'll be able to view basic information about your future roommates before booking. We believe great coliving starts with great people, so we want you to get a feel for the community before making your decision.
Can I visit an apartment before booking?
To protect the privacy of current housemates, we don't offer in-person viewings. Instead, every listing includes detailed photos, virtual tours and all the information you need to book with confidence. If you have questions about a specific room, our team is happy to help.
What if the room doesn't match the listing?
Transparency is very important to us. All rooms and apartments are shown as accurately as possible through photos and virtual tours.
Our Community and Design teams regularly review apartments to ensure rooms are delivered and maintained to the standards we promise.
If something doesn't match the listing, simply contact us and we'll review it right away.
Please note that some decorative items used for staging may not be included.
Booking & documents
How do I book a room?
Booking is fully online. Create your Enso account, browse available rooms in your city, and select the room and move-in date that work for you. Once you confirm and complete the initial payments, your booking is reserved and you'll receive all the details for your move-in.
What documents do I need to book?
To confirm a booking we usually ask for a valid ID or passport and basic contact details. If you're moving from abroad, you can complete the whole process online before you arrive.
What payments do I need to make when booking?
To confirm your booking, you'll need:
- Enso Membership: €500 (one-time payment, valid for life)
- Security Deposit: 1 month's rent (refundable)
Your first month's rent is charged between the 1st and 5th of your move-in month. If you move in mid-month, you'll only pay the proportional amount.
Optional add-ons available during booking: Flex Fee and Renewal Fee.

What is the Enso Membership?
The Enso Membership is a one-time payment that gives you lifetime access to the Enso community.
Benefits include:
- Access to all current and future Enso cities
- Community events and exclusive perks
- Priority when moving within the Enso portfolio
- Ongoing support throughout your stay
- Access to a global community of like-minded colivers

What is the Flex Fee?
The Flex Fee is designed for people who need more flexibility and aren't sure where they'll be next month.
It gives you the flexibility to cancel your stay and protects your deposit.
With the Flex Fee, you can cancel your stay with just 7 days' notice before the end of the month.
Price: €75/month.
What is the Renewal Fee?
The Renewal Fee gives you priority to extend your stay.
Benefits include:
- Priority renewal window
- Your room is protected until 45 days before your contract ends
- Priority for room changes within the Enso portfolio (subject to availability)
Price: €30 one-time payment.
What is the Exit Fee?
The Exit Fee covers the administrative and operational process required to close your stay and prepare the room for the next coliver.
It applies whenever a contract ends, including normal move-outs, early departures, or room changes.
Price: €150.
The Exit Fee does not apply if you renew in the same room.
Contract & stay
What is the minimum stay?
The minimum stay at Enso is 2 months. We keep turnover low so housemates can build real connections — that's why we recommend staying at least 3 months to get the most out of the Enso experience.
Can I extend or renew my stay?
Yes. You can renew your stay subject to availability. Adding the Renewal Fee at booking gives you a priority renewal window and protects your room until 45 days before your contract ends, so you can stay longer without losing your spot.
Can I change rooms or move to another Enso city?
Yes. As an Enso member you can move between rooms and cities across our portfolio, subject to availability. It's one of the main advantages of the membership: your community travels with you, whether you move within the same city or to another Enso destination.
What happens if I leave before my contract ends?
If you leave on your agreed end date, your deposit is refunded minus the Exit Fee and any extra expenses. For early departures without the Flex Fee, the refundable portion of your deposit depends on how much notice you give:
- More than 45 days' notice: 75% of the deposit refunded
- 30–45 days' notice: 50% of the deposit refunded
- Less than 30 days' notice: no deposit refund
If you added the Flex Fee, you can cancel with just 7 days' notice before the end of the month and your deposit is protected. Deposits are returned within 30–45 days after the final inspection (this may extend to 90 days if there are excess utilities or damages).
Importantly, you'll be able to read and will need to accept the cancellation policy in force at the time of your booking.
Can I register my address (empadronamiento)?
In Spain, registering at your local town hall (empadronamiento) is possible at most of our apartments. Requirements vary by city and property, so contact our team and we'll let you know what's available and what documentation you'll need for your specific home.
Living at Enso
Can I have guests?
Yes. You can host guests for up to 7 nights per month, while respecting your roommates and community rules.
Are pets allowed?
We love animals, but pets are not allowed in our apartments for now. This helps us keep shared spaces comfortable for everyone in the community.
Can couples live at Enso?
Yes. We offer private rooms for individuals and rooms suitable for couples. Whether you're coming on your own or as a couple, you'll find flexible options to fit your needs.
What are the house rules?
Our house rules are simple and built on respect: keep shared spaces clean, be mindful of noise, and treat your housemates and the apartment with care. You'll receive the full community guidelines when you move in.
Does Enso organise events?
Yes. From rooftop sunsets to yoga sessions and dinners, we host regular community events — and you're welcome to organise your own too. Our community programme is one of the best ways to meet people across the Enso network.
What happens if something breaks?
If something needs fixing, just let us know through your usual support channel. Our maintenance team handles repairs in common areas and private rooms so you can settle in without worrying about the upkeep.
How do I access my apartment?
You'll access the building through AKILES, a smart app that opens the main door — no physical keys needed. Inside, common areas are shared and easy to access, so moving in is simple from day one.
